  1. You need an Instant Pot!! Such a time saver -- throw the food in and let it do it's thing, while you help the kids with school work or tackle a cleaning chore.
  2. I have not been a renter, but I was a seller in that position. I had a friend that needed a house for her and her children. She was going through a divorce and the bank wanted to wait to lend her the money until after it was final. To sweeten the deal for us she agreed to full asking price, plus a very large non-refundable deposit. It was equal to about 1/2 a year's worth of payments. She covered minor repairs, lawn mowing, and snow removal. We covered the larger repairs, taxes, and insurance. She was to purchase within a year's time, but that didn't happen because the divorce took longer. We had written into the agreement that the time frame could be extended. We did a lower monthly payment with her and all of it went to us. We did not use a broker, nor did we want to. The money that we saved by not paying commission allowed us to work out this deal with her. We found a contract online and used it. Unfortunately, after two years of renting, she was unable to purchase the house, thanks to her ex. :( We had to repaint, replace carpet, and clean to place it back on the marker, which ended up using all of her non-refundable deposit. We had another couple approach us about renting to own. (We are in the price range that does not move in our area. UGH!) They wrote up an offer. We have not accepted their offer and are holding out, hoping that it will sell. They had subtracted a realtor commission off our list price, so right off the bat, they offered $20,000 less than what we were asking. They offered one month's rent as a down payment and said if they didn't go through with purchasing in 2 years, they would pay us $5,000. Not sure how we would be able to collect that??? Of their monthly rental payment, they want $300 of it to go towards closing at the end, but it isn't much higher than what we had gotten from our previous renter. If the repairs were major, they would split the difference with us, but wanted their amount taken on the closing price. We really weren't too impressed with their offer. It was very much in their favor. If you are wanting them to seriously consider your offer, you need to make it worth it to them to allow you to rent for awhile. We had no problem with part of their rental payment going to closing, but the rental amount needs to cover the monthly payment, taxes, and insurance that the seller is still covering, plus that amount to set aside for you. The downpayment needs to show you are serious. One month's rent will not leave them money to cover repairs if you walk away. It can work, but it needs to be an agreement that will work for both of you.

    Check into magnesium deficiency. Most of the population is deficient because our food is lacking magnesium. There are 700 - 800 functions in our body that rely on this, but our diets don't provide the needed amount for these functions to work properly.
  4. Yeah, you need to repaint. Buyers are wanting move in ready. Check out BM Shale. It's a great greige. We did it in our new build and our house that we are trying to sell. It goes well with everything.

  6. I've been reading a book about magnesium. It's called the magnesium miracle. It talks about how 700 - 800 functions of our body need this mineral and most of us are deficient in magnesium. A lot of auto immune issues are caused by magnesium deficiency. I would try magnesium supplementation. Citrate is not recommended, but glycinate is one that is. It also talks about how the recommended dose is around 400, but most of us are so deficient that we need more than to see a difference in our health.
  7. I'd get a state issued ID. Our minor flew alone last year and needed it. Since she's not related to the other parent, I'd want her to have that on her instead of a letter.
  8. If he goes, just take a gift for the boy. My daughter was invited to a b-day party for triplets once. She was sent the invite by one of the girls. There were two girls and a boy. I asked the mom about gifts for all 3 and she said no. They each invited 5 friends and they were only to get gifts from their invited friends. She said she'd be overrun with gifts if everyone brought for all.

  11. I would look into magnesium. It helps with sleep and a lot of other functions of the body.
  12. How much magnesium and what kind? If you are seeing any improvements, her dose might not be high enough.
  13. We did tile in all our showers in our new house. Every store I went into when we were building tried to sell me on the solid surface showers. I can't remember the name of it, now. I thought it looked cheap. A friend was remodeling her bathroom at the same time we were building and was very excited about putting in her solid surface shower. The quick cleaning aspect of it was what sold her. She was glad she could just use a squeegee and be done. I like our tile. It's pretty and it makes me happy when I see it in the shower.
  14. The shortness of breath, or the "sighs" is a classic sign of B12 deficiency, along with heart palpitations and dizziness. Anxiety is another sign of B12 deficiency. I would have some more blood work done -- Vitamin B level, iron level, folate level, Vitamin D.   15. $600 seems really cheap for a DC trip. We were invited to along with a local school last year. The price was $1100. It is not sponsored by the school, but the parent's contact someone to coordinate it. Price depends on how many go on the trip and the price of the flight. Another local school added two days in NY to their DC trip this year and the price over $2000. Both prices seem cheap. I'd be thrilled with that cost.
  16. I wonder if that supplement is high enough for her. I've been reading a book by Dr. Carolyn Dean called The Magnesium Miracle sshe says that some people need about 1000 mg daily to change their health issues. Most need around 300 mg or more though. It's an interesting book. I've learned a lot from it. Optimal magnesium levels are 6.0 - 6.5 mg/dL, from a magnesium RBC test. This book says that if one is in the low normal range, it actually indicates a serious magnesium deficiency and if that is the case, the body will pull magnesium out of storage in the bones to put it in the blood. It also says that we need D3/K2 to absorb the magnesium. Does she take Vitamin D3?

  18. There was a baby born today in our state and they named her Luna.
  19. I had goosebumps. It was amazing!! Between the change in temp and the wind and then the view of the moon & the sun, it was something I've never seen before and something I'll probably never see again. I'm so glad we watched the entire thing. We were 100% totality and it was perfect weather here for it. Some clouds, but never blocked the view.
  20. We had perfect weather. We lucked out. 100% totality. It was AMAZING!!! I'm so glad we got to see and experience it. My kids are already talking about how they would like to travel to see the next one.
  21. I think my husband was going to do a small piece of metal trim. It just covers the edge. But, depending on the tile, you don't need to put trim on it. If the tile edge is finished, it may not need trim. These are not our bathrooms, just some pictures I found on the internet.
