  1. All beef preferred. Grilled, never boiled. Mustard, relish, onions. Grilled onions are the best Chili if it's good. Can add grated cheddar cheese and jalapenos when possible. ​Sauerkraut every so often I'll get a craving.
  2. I like them well enough. Chip gets on my nerves, but they do seem to have a happy family life. I don't mind their kids being in the shows because it's a family business. I like their design esthetic (is that the word I should use?) although I lean toward more color. One of the things I like is it's a comfortable, rather kid friendly look. Some fru-fru, but mostly not delicate stuff. ​At this point, if I list a home done with touches of this style, it gets tons of traffic and usually a quick sale. ​I've taken friends and family down to Waco to the Silos...I like looking around and eating at the food trucks. That said, I'm a little tired of the show being on all the time. I'd like HGTV to bring in a few other shows again. ​Probably won't buy at Target but I will watch the new season when it airs.

  4. Of those two, Five guys wins. I like their fries. But if I had my choice, I'd go to Chaps. Great burgers and excellent fries. I think they are a regional chain so y'all far off people may be out of luck. ​I'm a devotee of Whataburger, too.

  6. because for the first time in--ahem--decades, I've got a doozy. I slipped on some gravel--one second walking, the next down. So this is a swelled area right on top of and around the outside of the ankle bone. If you were to cut a tennis ball in half and put over the ankle bone....that's about the size. Not a lot of pain. We had ice in a cooler, so ice went right on it. I don't need to go have x-rays do I? Any advice or wisdom to share? Humpf....today is our anniversary. We'd had a nice long kayak session and were just exploring a new place to possibly launch them next time when I went down. I think dinner out is postponed for a few days.

  8. Not an actual owner--yet. But I have a couple of clients who do vacation rentals in various areas--I've learned a bit from them. Plus we looked hard at buying a condo on Galveston Island this summer. Here's what I've learned. On the condo we looked at management fees took about 30%. That's more than I expected, frankly. They care for the cleaning, but it's wise to have someone else in to clean from time to time. My local clients own property close by and do their own management. They hire a cleaning crew or two to see to the place between bookings. One of them says that one of the hardest things to do--find good, reliable cleaners. There's been times when she cleaned and laundered sheets herself. One of them also highly recommends you put as many beds as you can fit into a place. More beds--more dollars. ​The more you can keep your condo booked, the better. There are some tax advantages to owning rentals. Check with your accountant for specifics. ​With the amount of cash available to us, we passed up purchasing the condo. I just didn't have enough cushion--and based on Harvey, I'm kinda glad I'm not a brand new owner. In two more years, perhaps, we will have enough to buy a vacation rental. My clients buy rather high end homes and make very good money doing it. If you can make the numbers work, it can pay for your place.
  9. I got a fun 3am knock on the door several years ago. Of course it was a night DH was not home--not even sure if the boys were home. Loud pounding knocks with BRIGHT lights pouring through the sidelights. Talk about heart pounding! Turns out a couple of teenage girls were caught stealing garden art from neighborhood lawns. The sheriff was trying to return everyone's property. I think they woke up nearly everyone on the street that night. I just helped a family sell their house down the street and we laughed at remembering the night the girls stole the yard art. It does seem in the OP's case that the knock could have waited until dawn, at the very least.
  10. I love apricot jam. This year my BIL & SIL had a bumper crop of apricots--they made jam from the bounty. Best of all they gave each of the brothers a jar of the lovely deliciousness. We used to have a tart cherry tree...hands down my favorite jam is cherry. My MIL taught me how to make jam using those cherries. Mmmmmmm.... When we lived on the farm, we had luscious peaches....I love peach jam. Perfect on hot toast on a snowy January day. Like eating a little bit of summer.
  11. We have an aerobic septic...our first pumping came at year 12. We NEVER put feminine products down the toilet. I even pin a humorous note above the TP holders when we have large groups asking they not flush feminine products. We don't use the disposal. I draw the line at using poor quality toilet paper. Cottonelle all the way. ;)

  13. I'm in north Fort Worth and I was out in that hysteria yesterday. Drove past Costco where I normally get gas--I was amazed by the number of cars there at noon yesterday. Every way into the Costco area was lined and backed up into whatever street was feeding it. I guesstimate there were nearly 100 cars trying to get gas there yesterday. At my local Shell station every pump was busy, but I only waited for one car to finish up before I got to fill up. (I was at a quarter of a tank which if anyone knows me, knows that is empty to me ;) ) Two hours later the Shell was shuttered as were the Walmart gas pumps across the street. And commuting in DFW? My husband's company moved their offices this summer--an additional 20 minutes away making his commute an hour and fifteen or so one way. Fortunately he can work from home often. But commuting is a way of life here--to find a job and an affordable home close by is quite a feat. One my jobs as a real estate agent is to try to help people find a great place to live that minimizes their drive time if possible--I use up a lot of gas in my car getting that done! :auto: ​ Edited to add--the Shell station was still out of gas at 10am this morning. Walmart was up and running.

  15. I love scarves--that fun pop of color next to my face makes me happy. I also love the long vertical lines a scarf can create up and down my front. I've recently made a commitment to dressing up an outfit with a scarf. You know, taking a solid color tee or shirt with jeans and adding a scarf to bring in more color. ....but I'm going to have to work on summer looks. Too hot....maybe I can figure out a smaller scarf--more of a kerchief size... ​Infinity scarves--love the look on other people. For me, they add too much bulk to my already bulky chest.

  17. I have three seed type feeders and several hummingbird feeders. We have planted a lot of hummer and butterfly friendly plants--Turk's Cap has been very popular with the hummers this year. Birds tend to like water that moves a little--we get lots of birds when we turn on sprinklers in a flowerbed. In the winter, I keep suet out as well as seeds.

  20. Oh my, I am many decades old and money is a wealth of confusion. In just the past two or three years I've discovered I have some DEEP negative roots about money and whether I deserve it or not. Or can earn it or not. I can trace some of it back to things I heard my mom and dad say (or do) about money. Those little seeds buried themselves deeply in my brain and being. On the surface, I've come a long way. Underneath...I'm not sure I'll ever get those roots dug out. I'm curious and a bit afraid at what my sons might have had planted in them from things we (thoughlessly) did or said. Sigh.
  21. As an agent, I believe you can be TOO neutral. Neutral can be blah. So keep the cabs and walls neutral because they stay with the house. But enjoy strong color with your accessories. I often add bright cheerful pillows to couches, as well as modern and bright framed prints on the walls. I add big bold pieces that add color and personality when a listing needs to 'wake up'. It's a fine line...and there are probably agents who would disagree, but I'm having nice success in my area.
  22. Bolding mine. It may depend on where you are at...my sis in law was doing a different color on her island 20 years ago. I see it lot still (especially in new construction homes) and think its a pretty enduring trend, but it's not new--at least around here.
  23. We keep packets of trail mix on hand for quick snacks. We buy the ones from Costco with nuts and M&Ms in them. We find the convenience of the packets handy and the salty/sweet to be satisfying. You could make your own instead of buying. My adult son who lives with us has low blood sugar issues. We keep a bunch of protein drinks on hand. The higher the protein, the better.
  24. For resale--go white, cream, grey, or even black. Don't do colors. Cabinets are a challenge and an expense to paint. Buyers who don't like the color will only see $$$ and sweat instead of a great kitchen. Add bold color with accessories--that is pleasing to the eye and shows well in photographs.
  25. I can roast potato wedges (maybe an eighth of a potato?) and one inch chunks of carrots at 425 degrees for about 25-30 minutes and they are done. It might depend on your oven and your preferred taste. I probably like mine a bit on the al denta side. Toss in an onion, too. In fact, this might be supper tonight. Sounds so good.
