I don think this is a black and white issue.....30 min is not that bad.....probably I would put the house up for sale and not take less than the best price.

It isn't that bad.....if you do it once per day.  I often do it 3 times per day, so 3 full hours in the car.

DH works an hour from work, so 2 hours in the car.

I'd stay put, but I place more value in financial stability than a lot of people.  I always worry about medical emergencies, disability, etc

Realtor costs, closing costs, moving, higher interest rates, smaller houses...  yuck.  activities don't last forever.  Having a stable home does.

Then again, DH is looking at a promotion, and the likely place we'd move I'm rooting for 45 minute commute so the housing costs can be half of someplace closer to his work.

I do understand this. A disability would actually mean we would have to move anyway. We currently have 2.5 acres and I told DH when we moved in that they yard was HIS responsibility, I hate yard work.

Medical emergencies would also be better dealt with in the city.

But I do hear what you are saying.

I picked option 1  but I would ask yourself a question:

Where do you think you'll be in 5-10yrs.

If you don't think you'll stay where you are, then I wouldn't look at the house as an end-all-be-all place.  It is the means to a goal (being closer to work/friends/activities-  quality of life).  Don't get to hung up on being "the" house.

IF you think you'll stay there for a long time, then yes, take your time and find the one you'll really be happy with long-term.

Good luck with your decision.  I think quality of life is just as important as money savings.

I wouldn't want to move to a more expensive yet smaller home that's not as nice. Maybe I'll downsize one day, but not at this point in my life. I'd stay rather than move, BUT I'd also cut back on activities that require lots of driving to different areas.  If you are always going somewhere else for church, scouts and all those other activities, it's hard to find time for activities closer to home where you could make friends with people who live near you.

We have now lived here almost 10 years.  90% of our friends live in the area we are looking to move to.    We have 0% of our friends near us and we have no intention of leaving our friends to find new ones.  That is a HUGE reason to move too.  There are no homeschool activities near us......

My church has a huge homeschool group.  We are very connected there.

Our scout troop is homeschool only and we have been part of it for 8 years.  We will not leave.

There is no soccer down in this area that is league based.

There are no therapists in this area, we have to go in to the city to find the specialists we need.

Dh's work is in the city.  It will never be anywhere else.

Coop is up there and we are very connected there as well.

Homeschool group is up there.

So this decision is definitely.......Continue driving 2-3 hours per day or move.  Those are the only two options.

Pretty sure we will be here for the next long while.  No plans to move.  DH is thinking he will stay at his firm until retirement if at all possible.

I go back and forth between spending a bit more and getting the house I would be happier with vs. saving money and buying smaller.   Technically we could afford more.....and still be within Dave Ramsey's guidelines, but we would need to go to another 15 years.
