I would do a police report and a credit check. References? That seems like a waste. Who is going to give you the reference to someone who will say something bad about them?

 

That's why you ask for the prior landlord's information. And if it is less than 6 months, the landlord before this.

We used to look at the condition of the applicant's car. It seemed to be a pretty good indicator of cleanliness and stability. It didn't have to be a new and shiny car, just clean and well kept.

 

That seemed to be a pretty good predictor.

 

My parents (who have rented for 45+ years) always mention this to newbie landlords.

The car thing isn't objective either. We have 2 vehicles, one of which dh has been driving back and forth to a construction site for the last 6-8 months. He finally let me have it yesterday to get the oil changed. I washed, vacuumed, got rid of all the trash, etc. He met us for lunch and didn't think it was our car when he first saw it.
