Who is going to give you the reference to someone who will say something bad about them? That's why you ask for the prior landlord's information. MissKNG Posted April 26, 2013 Share Posted April 26, 2013 We used to look at the condition of the applicant's car. It seemed to be a pretty good indicator of cleanliness and stability. It didn't have to be a new and shiny car, just clean and well kept. That seemed to be a pretty good predictor. My parents (who have rented for 45+ years) always mention this to newbie landlords. We have 2 vehicles, one of which dh has been driving back and forth to a construction site for the last 6-8 months. He finally let me have it yesterday to get the oil changed.
