  1. The kids are getting rid of some playmobil toys they never play with. Yay for more space in their play room!!
  2. I'm looking for a subscription service to audiobooks for my little ones. I'm not sure if something like this exists. I don't want to have to download them; I'd like to stream them if possible.

  4. One more question. Does anyone know what the difference is between the original 17 day diet book and the breakthrough edition? I'm not sure which would be best to buy.
  5. Has anyone tried the 17 day diet app? I'm going to buy the book and hopefully read it before school starts, which is when I plan to implement it. What happens at the end of cycle 2 if you haven't lost all the weigh you want/need to lose? Do you go on to cycle 3, stay in cycle 2, or go back to cycle 1? Oops - I used the wrong numbers. I actually meant, what happens at the end of cycle 3 if you haven't lost all the weight you want/need to lose? Go on to cycle 4, stay in cycle 3, or go back to cycles 1 or 2?
  6. With regard to the realtor showing the home after a contract has been accepted. I know what you're saying, but if the seller specifically asks for the agent to continue to show, the agent should continue to show the property, hence the Pending Continue to Show (PSHO) option in mls.
  7. I have our homeschool table in my room. It currently has a few boxes of sentimental items from my childhood stacked on it alon with numerous books, papers, school supplies, etc. I've been trying to tackle it all summer but have been procrastinating. School is starting soon so I have no option but to do it. Today will be the day.
  8. I lay clothes flat or in half as I take them out of the dryer when I have time. Sometimes they have no choice but to go in a pile in the laundry basket to be folded later. I then take the clothes to my living room or bedroom and catch up on a show while I fold on my bed or on the floor. I prefer folding on the floor because it's less likely for the clothes piles to fall over. Every once in awhile I fold on my kitchen island. I don't know why but dh protests when I do. He's a germophone so maybe he's afraid of cross contamination. They're clean clothes on a wiped down counter. I don't get it.
  9. This is why this woman needs to be reported. Most realtors take their job seriously. They adhere to the code of ethics. They educate themselves beyond what is required. They treat their clients like family and look out for their best interests.
  10. We do the same. Sometimes I still buy inexpensive gadgets, like my kitchen shears for $1 that have lasted a lot longer than I ever expected. Whereas my cuisinart toaster but the dust only two years after purchase. I still have it in my pantry because "someday" I'd like to take it apart and see if I can fix it. I'm starting to realize that some day will never come, lol. Our general rule though is that whatever we buy, we use it until it is no longer useful. A long time ago when we were first married we kept going through vacuum cleaners almost yearly because we could only afford inexpensive brands. We finally decided that we needed to make an investment in a higher quality vacuum. That unit has lasted 11 years and is still working.
  11. I hope you have this in writing. i understand that you don't want to make waves right now, but as soon as you get out of that town, you may want to go after the agent and broker.
  12. I went through swimsuits today. Who knew we had so many unused, too small, worn out elastic suits. Now the drawer is folded KonMari style. It's much better than the old way- a drawer stuffed to the brim. I wish I could post pictures.
  13. I'm going to start this diet after my kids go back to school. I've been exercising almost daily with little to no change in weight. I guess I could say that I've been maintaining my weight by exercising. Anyhow, I wonder if anyone has done cycle 1 while exercising? I'm concerned about feeling too weak or not having the energy to complete my hour long workouts in the heat.
  14. No, not at all. Stagers will work with existing furniture if the client is still living in the home. They will have you box up all non-essential items to make the house look uncluttered. They may also bring in props of their own.
  15. Generally, staging will help a property sell faster. I read that a large percentage of staged homes sell within the first 30 days, compared to empty homes. A lot of buyers cannot envision their furniture in a space, and so staging helps with that aspect. I wouldn't recommend it if the home is lovely except for something out of your control. For example, the house is stunning but it sits on the corner of a very busy street. You could deck the house out, but it's not going to have much effect for buyers who don't want to deal with the traffic. I also wouldn't recommend it if you aren't in a huge hurry to sell it. Now if your home has spaces that aren't very well defined, I think staging would help.
  16. Lenders do not like to lend more than the asking price. It raises flags. There are some acceptable situations, such as if there were multiple offers that drove the price up. Still the lender would require a signed affidavit stating that the reason the sales price is above the list price is due to a bidding war. Stating that one needs to raise the price in order to get money back upon closing is not as likely to be approved, even with an appraisal in the inflated amount.
  17. Inflating the price would not go over well with the lender. Even if the house appraised for the $96,000, the lender would likely still require a signed affidavit stating the reason the selling price is higher than the asking price. The reasons in this situation would not fly, and if the borrowers were to lie, I double the sellers would agree to along with it. ETA: I strongly agree with you on the first part.
  18. Does anyone want to help compile a list of red flags for OP? It might be helpful to her. I have to run out for errands for about an hour. 1. Showing the home to a large group of people. This is frowned upon because there is no way for your agent to properly supervise everyone, ensuring your belongings are safe.
  19. I didn't/couldn't get up this morning for my class, so I'm doing last week's Wednesday class on my own. Dh keeps finding ways to keep me up late at night. Last night he pleaded with me to finish up the movie we were watching. The night before he woke me up because he couldn't get the printer to work.
  20. Sorry. Also, do not sign the offer until you are 100% positive you want to go through with this deal. It seems like you're getting pressure from the agent and your dh. Before you sign the contract, make one last effort to express your concerns to dh. Tell him that you have a bad feeling and bring up all of the red flags. Tell him that each one individually isn't much, but when you look at the whole picture, it doesn't look good.
