Reefgazer
If the furnace is old and asbestos has to come out with it, it can easily run 10k. Get some estimates and quotes now for a new furnace so you have a good idea how much it will run. I got a new furnace for dd's townhome (three bed, two bath, large living/dining area) for about $4,000. $10,000 sounds waaaaay too much. You do not need top of the line fancy bells and whistles furnace that will tuck you in at night. ;-) Get some estimates (check Angie's List for reliable local folks) and then you will know what to budget for. Most furnaces do not last 22 years, if naught else you need to have it checked out for potential leaks, etc. And better to get it replaced now than in the dead of winter when pipes might burst, etc.
FaithManor
You can do a nice wedding or less than $5000.00 if you do not do dancing (ie a hall and dj), and do not cater it. You can get deli platters cheaper than catering and do your own desserts or have friends help do them. The venue, dj's, photographers, and food are the biggest expenses, at least around here. It is rare for anyone to spend more than $800.00 on a dress despite what "Say Yes to the Dress" says about it, and most of the time they get them on sale for $400.00 or less and hopefully do not spend more than $150.00 on alterations. The key is having a casual luncheon style wedding, or ice cream and cake social, not a sit down meal. Staples and the big crafts stores like Michaels have pretty, print your own invitation sets. Dollar store candle jars with floating candles nestled in a couple of colors of bunched up tulle makes a simple, but pretty centerpiece, or another great option is to submerge a single rose or carnation in water in those same jars. Shiny tulle goes on sale several times per year at JoAnn's for $1.00 a yard, and you can get six centerpieces out of one yard of tulle because it is 54" wide. Linen look paper tablecloth that actually looks pretty nice is available in bulk by the roll at Amazon. It is not much more expensive than rolls of plastic tablecloth, far less money than renting cloths, and looks better than plastic plus it is more environmentally friendly. I would be scared of doing $4-5K when you have so many children and four daughters in a row. That's a lot of money in the next 10-15 years.
