  1. We bought a foreclosure that was owned by the bank (called an REO). So it was just like buying any other real estate listed in the MLS. I would recommend working with a realtor and forget about all the online places that want to charge to give you listing info. A realtor will know which homes are foreclosures.

     

    Our house needed half of the kitchen cabinets replaced. It cost us about 3,000. It also needed all appliances. In other respects it was in great condition, just a little dirty. We were able to get a larger house at a reasonable price. I wouldn't hesitate to consider a foreclosure in the future.

     

    From what I understand, banks don't often accept low-ball offers. I would plan to offer close to list price. Sometimes they do start out listing them too high. But then they keep dropping the price by increments until they reach a price where it sells.

  2. How's everyone else doing?

     

    Still no showings. :confused:

     

    I had the basement carpets cleaned-- it smells and looks great. Yesterday, I spraypainted the outside light fixtures. What a huge improvement! Today I'm going to clean windows and scrub the garage door. I bought a few pretty things at Pier 1 yesterday. We hung new pictures in the dining room. I think the house is looking quite nice. We'll drop the price $10,000 at the beginning of April.

  3. We're getting so many calls on our house. Tons. 4-5 calls per day. Every day. Late at night. "How much for that basketball goal out front?" (basketball goal has now been stolen, thank you very much) "What's the price for renting?" ***uhm...add not-being-able-to-understand-the-difference-between-"For Sale"-and-"For Rent" to the buyers-with-no-imagination realm. And all of the renters are Section 8. I refuse to get involved with the government in renting my needs-work house. It's too old and needs too much work to meet Section 8 standards. It would be GREAT money, but not worth the headaches.

     

    Our only good news was that we were able to secure affordable insurance for it yesterday. Thanks to our new insurance agent for the house, who happens to live across the street, we have it as a secondary residence rather than a vacant house. Hubby is putting minimal furniture and clothing in it this weekend to make it "residence-like". This will save us $3500 over the next year in insurance. Yes, you read that right. Vacant home insurance was going to be $4300 for the year.

     

    I really don't think the housing market is recovering as well as it's being spun by the talking heads. We were very blessed to get our current house but it was difficult, mostly from the actions of the other agent.

     

    Are you selling your home without a realtor? That must be why you are getting so many phone calls. Too bad they aren't legitimate buyers. When we had our house on the market last fall, our house was used in a Craigslist/Zillow rental scam. So we had a constant stream of people driving up to our house asking if it was for rent. It was so frustrating!

     

    Wow, $4300 a year for insurance!! No way.

     

    Yeah, I don't have a good feeling about the real estate market right now. In the fall, we had 8 showings in 8 weeks. Now we've had 1 showings in 3 weeks (and at a lower price).

    I've read that for every 10-12 showings you should recieve an offer and if not a price reduction is in order. For us it was exactly that - showing #10. Good luck!!

    An offer for every 10-12 showings? That is interesting. And fits our experience with our last home. With our current house for sale, we aren't getting any showings. I think we have to reduce the price.

  5. Ditto on the rug.

     

    Do you like that front room without a rug? Or just with a smaller rug with a calmer pattern? (The big geometric rug might work under the dining room table.) I've never known what to do with that part of the house (the part with the big rug). The front door opens into it, but it is bigger than a typical foyer. Just wasted space really.

  6. So, I think I may win this game - we've been trying to sell our house for 4 years!

    I've been dealing with a lot of emotional issues over the move. Like you, we didn't *have* to move, we chose. Now I feel so guilty. I could have put up with the house for another 5-10 yrs (even though I've always disliked the house & pool) but I just had to go and get selfish and move into a pretty house. Anyway, that's what my mind tells me at 3am. Then I worry about my son really making any friends and wonder if I've made the worst mistake of my life! It's rather pathetic.

     

    It is a very stressful time. The emotional issues are what I'm dealing with too. This move isn't a necessity for us. The main reason we are moving is to be closer to a private school for the kids. But in all other respects our present house meets our needs fine. And now we are going to have a nicer house than most of our friends and family. I don't think anyone understands or agrees with what we are doing. My mother in law has been very vocal about how we shouldn't have two mortgages at once. Ugh!

     

    We're getting ready to list our house (already under contract for our new one in a different area), but it's hard to get motivated. We bought this house for $109,000 and have put about $20,000 into it. Now, the market in our area is so bad that we'll be lucky to sell it at all, and if we do, we won't likely get more than $30,000.

     

    I'm sorry. :grouphug::grouphug::grouphug: We are competing against lots of forclosures in our area, but that isn't nearly as bad as your situation.

    Oh, thanks for posting your house listing. (I'm a little addicted to looking at house listings.) Your kitchen color is very similar to mine-- love it! And what a gorgeous lot with so much privacy.

     

    My only suggestion would be to add something decorative on the kitchen table, on the coffee table, and maybe on the kitchen counter. You have done an amazing job of decluttering, but one decorative item can look good. Like a candle, a fancy platter, or a bowl of fruit.

  8. We put our house on the market a week and a half ago. We've only had one showing so far, which makes me nervous. What makes me even more nervous is that we are going to close on our new house in 60 days. We didn't plan to have two houses at once, but we found an almost perfect house that we couldn't pass up. I hope everything works out. Fortunately we have room to drop our price if necessary.

     

    If you have any advice about my house pictures and staging, I'd love to hear it.

  9. Yes, and she will be put to sleep. That is almost definite.

     

    The only exception would be a no-kill organization that places unwanted pets in foster homes until they are adopted, or that charges a fee for the pet's care. One organization I know of, offers an "adopt a friend" program where you choose a homeless pet and pay $10 per month to help with his living expenses while he awaits adoption. Maybe there is that kind of place in your area, so you could support Mimi until she finds a new home.

     

    I'm sorry to be nosy, but if your kids love the cat, why aren't you keeping her?

     

    Lots of reasons: She hasn't been in the basement in over a year and still it smells of cat pee. We are going to try to sell our house this spring. Don't want her to ruin the new house. It doesn't seem responsible to keep a cat that might bite visitors. Don't want to pay lots of money for her care when we go on vacation.

     

    There are lots of no-kill shelters around here. I can get on their waiting list. Just can't see her ever adjusting to another owner, so I'm not I should bother them.

  10. I hope you have a witness that the cat hissed at her while it was still in your house before she decided to take it home anyway.

     

    I don't think you are entirely to blame here. You didn't try to hide your concerns, were completely honest about he behavior to another family, and she took a gamble everything would be okay.

     

    Thanks. Right... I think she knew the risk she was taking. And she was sure Mimi would adjust. I honestly thought she would too.

     

    Everything was fine until Mimi bit her. Then she was SURE that we had abused Mimi or that Mimi was sick.

  11. They are a great way to get really sick. My older neighbor man was bitten by a cat, he had paralysis in his finger for years, until he died (unrelated). Look up cat bites, and maybe cat biting won't sound like such a small problem any more. Especially if it is done hard to draw blood. Our cat bites and scratches (in a fun way, if that is possible, but doesn't draw blood) playing with our boys. Way different than an willful attack.

     

    I do take the biting seriously. I am pretty sure Mimi is going back to the vet soon to be put to sleep. But is it tough for my kids to understand because she is so sweet to them. So I wanted to hear someone tell me that putting her to sleep was the right option, even though it is hard to do.

  12. Just so you know, if the cat is quarantined for 10 days and it is determined that he does have rabies, it is too late for the human.

     

    When we had a bat incident we were told we had a total of 10 days to accept rabies treatment or it wouldn't work.

     

    We were also told that any time rabies is suspected the animal needs to be put down and his/her brain tested for the disease immediately to determine if the animal had it and if the humans need treatment. Here in NC we were told to take it to an animal control center and they would take it up to Raleigh for immediate testing. I am sure your state has something similar.

     

    I don't want to scare you, but we were told this from the CDC in Atlanta who called us (a bit of a long story.)

    Yeah, this is what our vet said. But he doesn't suspect rabies. I'm surprised that he didn't take the most aggressive route just to be safe.

  13. When they tried to get him back in the crate to bring him home, he freaked. They spent about 20 minutes trying to catch him and when they did, he bit my mom. I don't want to scare you, I will just say that the infection was VERY bad and our homeowners' insurance paid all her medical bills.

    Lois was wearing leather gloves when she tried to get Mimi. And 24 hours later she was still bleeding! (She is on blood thinners....) So it was a bad bite. I'm glad she went to the doctor and got antibiotics. I hope I don't hear from her lawyer... :001_unsure:

  14. Sorry if I misjudged the boy, but it sounded like your cat became a biter after you returned home from the vacation, so that's why I was suspicious. I'm sorry if I misinterpreted your original post, but in my experience,most cats don't just suddenly turn nasty if they don't have a medical issue or haven't faced any sort of trauma.

     

    Again, I didn't mean to jump to conclusions, but I was looking for some sort of link that might have caused the change in the cat's behavior.

     

    No problem. :) You see, I don't think it is a change in personality. It is just a side of her personality that we hadn't seen too much of. She hisses at any visitors to the house. So she is always unfriendly to strangers. When she went to the vet a year ago she was very mean. I think when we were on vacation and someone else came to the house, she felt protective and be came even more dangerous.

  15. My cats are terrified of other people. They love us to death are sweet, kind, gentle with the kids, etc. But when a stranger to them comes over, they hide, they hiss, they claw, etc.

     

    I take it as my fault because they are not socialized will enough. My older cat is better, but the kitten is just terrified. I won't have either of them put to sleep or try to rehome them because they are our cats & they love us. They just don't like other people. Period.

     

    What do you do with the cats when you go on vacation?

  16. I may be totally off-base, but it sounds to me like the neighbor boy may have done something very, very mean to your cat while you were away. :angry: The poor cat is probably afraid of being hurt again.

     

    I don't think so. I drive him to school 3 days a week and think he is a super kid. Besides his mom came with him!
