The checklist gives you a place to put measurements down, rate the layout, ask for and record monthly average utility bills - that sort of thing. We're bringing it along to make notes with. And we're bringing the camera and a measuring tape. Cosmetic stuff doesn't bother me, like you were saying that's easy. The good thing about this house is that it's less than 750 sq ft so any "major" work that needs to be done isn't going to be as expensive as a house with 3600 sq. ft. There was a notation of "shows evidence of foundation settlement". I'm not sure how extensive it is. Mortgage guy says he'll have that taken care of in the loan so not to worry about it.
