The space at the arts council was decent, but they do want 20% of what I charge. The board member asked if I might get involved with them through volunteering. I stopped at the Chamber of Commerce/visitor center to inquire about spaces there, and the president talked with me. He suggested a couple things here and is interested in getting me connected with another educational program they have in the county. We'll see where all that leads. dh's breakfast and lunch devotion/scripture listen to more Sense and Sensibility before class with student 4 Zoom sessions today medicine coffee meals not sure what else I'll do today since my friend didn't get to come. TheReader Posted January 27, 2022 Posted January 27, 2022 (edited) Good morning! @mom31257 - sounds like some promising leads on the space for your classes/tutoring business to take off! I hope it works out! We got info on the piece of land, and learned some things that may put a halt or at least a pause on this -- TX charges a tax rollback if you change a piece of land from ag exempt to not ag exempt, and a lot of these smaller pieces are splits of big pieces, so they were/currently are ag exempt, but will be inelegible once sold (due to the smaller size), which *may* (need to check with our tax appraisal district) mean the buyer would then be hit with the rollback penalty. It's 5 years of the difference between what the ag exempt taxes were, and what the non-ag exempt taxes would have been, PLUS a 7% penalty/interest per year (per year that each portion would have been due; so 7% x 5 yrs for the 1st amount, 7% x 4 yrs for the 2nd amount, etc.). Going to need to research that and find out how exactly that works, if the buyer definitely does get hit, or not, or....???? Maybe/hopefully I'm misunderstanding (or maybe the "land becomes inelegible" exempts the penalty...??) Anyway, today's list:...coffee...call tax appraisal district, ask about above -- still trying ...call "build on your lot" company I found and inquire about pricing/base prices on various floorplans they offer -- called, waiting on a call back to see if they do or don't build out here after all -- did get base pricing, still waiting on builder to reply yes/no they build here ...prep for K/1st -- delayed due to printer issues again...revise Middle DS's school schedule sheet with new dates from his prof ...school with DS -- history, language arts, make sure he does math (DH does Portuguese & Anatomy with him on M/F) ...figure out dinner, cook ....mail my friends present...email grandma ...prep for Friday tutoring...discuss with the boys if we are/aren't getting DH a bday gift (he doesn't want one, but we'll see) -- if boys say yes, order it ...probably not sew, but if there's any free time in there, sew ....go to fencing tonight Have a good day, everyone! In doing some research on the land use/rollback taxes thing, it looks like it may possibly not be as huge a hit as I thought, maybe. Still trying to get through to someone on the phone, but have gathered info at least. Also looks like if we *change* the ag use, we don't have to have 5 yrs of that particular type of use to qualify. Meanwhile, DH got a presale code for buying Billy Joel tickets a day early, and I got us tickets for that. He comes here in September. Score!!! But my kids are off school, so yay them. 😛 It is nice not to have to get up at 6:something to take them to school. It's also nice to let them take pup duty off of my hands. Today is my dad's 80th birthday. I must remember to call him. I need to ask him if we should come over this weekend (he hasn't been feeling well since his booster shot) ... also my kid had some question for him, but I can't remember what it was .... Other than that, it's a regular work day. I am still working on some new-to-me projects, but I should be able to turn things around today and get badck to my usual January stuff ... and it's getting tight as far as year-end work etc .... Done: Slept like normal people. Conference call first thing, lived through it. Also a bit of other client work done. Ate an orange. Woke the kids. Yoga etc. and basic human care (of myself). Caught up on emails, news, calendar, social media, and electronic school stuff. Finished Coffee 1. To do: Lots of client work. Call my dad. Kids' chiro appointment - make them prepare to articulate why we're there. Some things I want to do with my kids: online church, discuss/choose summer camps, calculate cash incentives for latest grades, maybe some other things. Grandma emailed back, I'm going down on Tuesday to visit figured out a plan for dinner, meat is thawing (and took out the steaks for DH's bday dinner; his bday is tomorrow, but he wants his dinner on Saturday) Talked with 2/3 of the boys, and none of us have ideas for a gift for DH, so...... 😕 (well, the easy answer is "a gift card to the nursery" but we'll see) Working on tweaking middle DS's schedule 3 Quote

Youngest had an afternoon orthodontist appointment (added yesterday). I added an appointment to chat with the school counselor about some concerns. Had a couple hours at home mid day and ate lunch and finished the grocery order. At the orthodontist now, then will bring her back to school for after school quiz bowl...I will check out the thrift store and pick up groceries. Tonight hubs and I have to talk logistics because youngest wants to participate in the play, so we will have to tweak our schedules. 3 Quote

Called the home builder and got base pricing on the plans we like the most; she's still waiting to hear back on the specific location. I like their plans enough it makes me want to change the area we're looking, if they won't/can't come out here. (and they have a stellar reputation on the BBB site). Realized the "updated dates" DH gave me for DS's syllabus are actually the ones I had already, so I don't need to tweak the list for DS. 3 Quote

Also need to sort out what the fees are for it. (there's a $15/hr research fee??? Minimum 15 minute charge....) Trimmed the bunny's nails (1st time since we got him; they were bad) No blood. I spoke to someone at one of the locations, and I should be able to go by there tomorrow afternoon and look at it if we don't have a wintry mix coming down. The cross-town drive from dance to AHG is usually about 45-50 minutes. Two hours tonight, and only that good bc I knew some back ways to go, getting us off the bumper to bumper secondaries. In jammies, starting to relax. I love my flannel jammies and my warm, comfy bed! 2 Quote

They are interesting and all that, but I can't seem to work up the energy to crank them out like I need to. So tonight I have 3 or 4 things I promised to do and I just want to sleep. And I have about 70 reports and a couple dozen IRS forms to complete by Monday. Really need to buckle down! Today I did some work, but I also napped and spent a bunch of time with the kids. Also talked to my dad and texted with my sister. Good stuff, but I wish I wasn't in a fog now. 2 Quote
