Could I get some prayers, good thoughts, etc for a real estate situation? UPDATE in Post #1

UPDATE: Thank you, everyone! So .... there were some things we loved, like all the space!!! I think the layout would have worked for my Mom - she wouldn't have her own "in-law suite", but I think it would work. However, the house needs at least $30K of work - it needs 2 new A/C units, a new roof, and new gutters/trim. And there was some water damage in one of the rooms where water came from the gutter, down through the wall and out into the room. It also needs new carpeting, so that's probably another 5K. So I think it's not going to happen. We just don't have the cash on hand to do all those repairs. All the money that comes out of our current house needs to go towards the down payment.

So we keep looking. <sigh> Our agent does think the market is going to level out soon. My mom is in an apartment and her lease ends in June, so we have a little time.

DH and I have been looking for a new house since January. The plan was to find a house with an in-law suite so that my mom could move into it with us. Well ...... we all know what happened to the real estate market this past Spring ...... we were very quickly priced out of anything that would work for all of us. Our kids are 11, 13, and 15, so they will still be here for a while. So we stopped looking and my mom moved here from FL and moved into an apartment.

Then today, a house came on the market - actually, it was a price drop - so it showed up in our alerts today. It is HUGE. Our current house is 1700 sq ft, the ones we've seen have been around 2100. This one is 3300!!!!!!! It does need some work, and it's at the top of our price range. 

I figure with that much space, we can figure out a way for my mom to have one part of the house or something. She really wants her own space, and I do think that's best for all of us.

We are going to see it in about 2 hours. Fingers crossed!!!!!!!
