And I need to not get too excited.

Our local inventory STINKS, and our needs/major wants list is high.  There really hasn’t been anything to look at that checked enough of our boxes to be a serious consideration. Maybe once every two week or so, something lukewarm pops up, and that’s it.

This particular house probably meets all but one thing on the checklist. And it’s below the price range I’ve had in mind.

I can’t get excited because dh isn’t available to go see it until Sunday, and it’s entirely possible that it could get snapped up tomorrow.  And, for a bunch of other reasons, we can’t get into a bidding war because I don’t think we’ll be selling our house until the spring.  So... yeah.

But I’m a *little* bit excited! 😆

Oops.  So, in my excitement 😬, I forgot to specify that we’re going Sunday.  Which is why I’m worried about it getting sold today, lol.  Dh went out of town last night and doesn’t know for sure when he’ll be back today, so we couldn’t jump right on it.

ETA: Wait, yes I did! I just didn’t make it clear in all of the excitement I’m trying to shove down.

I spent last night finding all the flaws I could through the listing in case I have to make myself feel better, lol.

If it just went on the market, they may wait through the weekend to see if they get multiple offers and then will consider all of them at once. Are you working with a buyer's agent who can get updates from the seller's agent on when that might happen?

We went and looked!
There are a LOT more cosmetic projects than I was expecting, but that does make sense with the price.  The space is terrific for us. Not as big as some families of 6 or 7 might consider large, but it’s double our current house, lol. And the property it’s on is pretty great.  So we’re putting in an offer today.

I’m still focusing on the things I don’t like to try to stay at least a little detached.

No news!

I honestly have no idea what to expect. We offered full price with no extra contingencies (other than inspection and appraisal, which we have to get for financing anyway) and we can expedite or delay closing for whatever the sellers need, so it’s a very respectable offer.  Our agent hasn’t yet updated us with any insights from the seller’s agent though.  

We’re not planning to get real competitive if someone’s trying to go higher.  Which is why I should not be making lists of projects and ideas!!! 😬

Well, they’re reporting multiple offers. We have to decide whether to amend ours tonight. Decision Thursday.

We’re going back and forth, round and round, and I still can’t tell you what we’re going to do, lol.

When I sold, one if mine had a clause where they would increase their offer by x amount with verification of an offer above their first one.

I ended up taking the cash offer with no contingencies.   Honestly, they didn't even ask for an inspection.  It wasn't the highest offer, but it was the cleanest.

Hopefully your realtor is really good and can guide you the right way.   And if by chance they don't take your offer, you have time to be a back up offer if one falls through

Well, we got word that they’re going to take an all cash offer that came in.  We can’t compete with that.

I’m really glad that that’s what it came down to, rather than some annoying offer $500 above our max, yk?

Sorry you missed the house.  Did your realtor tell them you would like to be a back up offer if it falls through?

I don’t particularly want to make that official, but it sounds like ours was second best and I don’t doubt they’d contact her if it came to that.  I’m okay moving on.  (Now watch me complain about saying that 6 months from now, lol.)

I would tell myself I just dodged a bullet because the cash people are probably going to find a bunch of costly problems & a headache. This might be true or it might be just to make me feel better.

Lol. I’m definitely telling myself some lies, but there are some real truths in there, too.

I appreciate you guys for going on this little journey with me. I didn’t really talk to anyone in my regular life about it since it was pretty much on a lark, and it would have gotten me so much more invested.  15 years after my last home buying experience in a totally different kind of market, I got my toes wet, so that’s something.  It’s rough out there for what we’re looking for!
