In addition to right buyer and right house.....I think timing is a lot of it. A person who has looked for 6 months might take a house quickly that they otherwise would not have.  And a seller who is desperate to sell for whatever reason is going to take an offer they might not otherwise.

True!  I am hoping for a businessman down for a week alone who needs to pick a house quickly.  We find men like our house more than women!

We toured a house at an open house one time and we didn't quite get it.  The house seemed higher priced than several in that neighborhood and yet the house was so crowded during the open house and it sold within a week after that.  A few other houses we looked at were much nicer, much better priced, and sat for quite a while, some are still sitting.

Our neighbor listed his house (which is similar to ours) this past week and had an open house on Saturday. I know at least 20 families/couples came. I told my DH that we'd just keep an eye out for what that house sells for -- I might be swayed to put ours on the market if there's demand! (Our house isn't especially nice but is a rarity in its price range -- a smaller 3br/2ba for <$250 -- that makes it desirable.)

(ETA: I've daydreamed for a while about moving on to a house with less yard to maintain. I didn't realize that we could possibly list for as high as we can...)

Wow! That’s great! It’s so nice to get a happy surprise like that!!! 

I hope there’s a bidding war for your neighbor’s house and it sells for big bucks!
