BUT (you knew there was a 'but' ? ) The current owners are smokers. It seems that the designated smoking area was a screened porch with outdoor carpet. The rest of the house doesn't have as a strong of a smell, but you can still smell cigar and cigarette. Is it possible to get rid of the smell without painting and replacing the carpet? It might be worth it to wait a week after they're gone to see how much the smell lingers or bothers you then. The smell could be mostly on their clothes. Might help to keep the heat up to 75, and the fresh air damper open (if this has newer forced air, otherwise some kind of ventilation). I'd use TSP to wash the porch, after getting rid of carpet. I thought it smelled only very faintly of smoke while I was there. We were in the home for only 30 minutes or so, but my hair and coat stank for the rest of the day, and it was noticeable to my kids, not just me. If the smoke smell transferred to me that quickly, I thought it would ruin all of our possessions.
