Insurance company sent water mitigation company who ripped out carpet and baseboards and put fans and other equipment in. May rip out some drywall, too. Am meeting with the Adjustor tomorrow...any advice? Seems like the water mitigation team wants to handle everything and is telling me I can't change the carpet color or wall color, which is not what my friends have said Any/all advice appreciated. We chose a totally different color. Our neighbor had carpet in the rooms where his was damaged and he wanted to replace it with hardwood and the insurance company gave him a set amount for flooring and he paid the difference between that and what the hardwood cost. That was ten years ago so I guess it could be different now, or different policies have other stipulations, but it would bug me if I couldn't change things. They're trying to be cheap, I think, and your insurance co. may like that. We had a hidden water leak from our dishwasher which also affected our basement. We got the whole basement repainted in the color of our choice after the drywall was replaced. In our case, the carpet was able to be dried out and saved with just a portion of new carpet pad pieced in. What was the source of the leak? When this happened to us, we looked online and found out that other people had also had major water damage because of the same dishwasher. We told our insurance co. about it, and they wanted the part that had leaked so my husband removed it and sent it to them. Then our insurance went after the manufacturer. So...if your leak had anything to do with an appliance, don't replace it or get rid of the faulty part yet! I'm so sorry this happened to you! I can still remember how loud those fans are. I was glad to have some of those noise-cancelling headphones to use when I had to be in the kitchen! Are you able to stay in your home? We replaced it with tile in common areas and carpet in bedrooms. So the whole basement (including a bedroom), the stairs, but not the one bedroom with different carpet. They sent a sample away to identify the exact carpet, then told us how much per square foot they would cover, based on that. We could go over if we wanted, but they would only reimburse that amount. Same went for the bathroom. The original team did the dry out, but we chose to go with another contractor for the actual rebuild. The contractor had to submit a proposal and have it approved. By the time it was done both kids had to have a lot of their drywall replaced and almost the entire bathroom was gutted and replaced, all that is left is the ceiling and the toilet. We got new carpet in both bedrooms, the hallway and the main living areas of the house since they were all connected. We did get the choose paint color, though we were told it would cost more to go with anything other than a neutral color. We got a number of choices of carpet, but we could have paid the difference for something else. It was a very long and honestly a bit frustrating process, and we are still not all done. We still have a few things that the contractor needs to come back and fix. Not sure if this will apply in your case, but one thing I did learn this time was that if it is over a certain amount (I think $10,000) in damage you have to file paperwork with the mortgage company. The mortgage company also holds the money in an escrow account and pays it out to the contractor. We also got notice that our insurance is not going to renew our policy when it expires. They work for you, and yes, they take a percentage of the money you get from the insurance company, but they get you SO much more than you will get on your own that it is totally 100 percent worth it. For instance, after our flood we not only were able to replace the bottom, ruined cabinets, but ALL the cabinets.
