I've lived here less than two years but it's dirty and I spent 5-6 hours this weekend power washing half of it. After I (hopefully) finish it next weekend I'm wondering how to prevent all this dirt in the first place? There is mulch all around the outside of the screen, with some plants in the mulch. I'm wondering if a rock or stone path around the screen instead of mulch would help with dirt entering? Or even if we should change to grass? I don't really want to do a drastic screen change like get kick plates. When it rains hard there is mild flooding of the patio for a short while before it drains. Any thoughts? Maybe I need a landscape person to divert water flow but I was thinking of changing the material around the patio to prevent this or minimize. I know it's a long shot asking here, but Google didn't help me. :). FWIW, an expensive fix will just resign me to power washing it every 1-2 years I guess.
