because you don't have to deal with :cursing: mortgage companies.

 

We got a letter from the county today. Our property taxes have not been paid. "What?" I ask myself. We refied our mortgage (with the same company just different rate this past November) and we repeatedly talked about our escrow with them.

 

After literally ALL DAY on the phone *and* email with my mortgage company asking them *where* my money is since my escrow account is empty..... I get this reply, "The taxes not being paid were an oversight, and the money from your escrow was applied to your principle at the time of the refinance because we thought your taxes had already been paid. I know this is frustrating and apologize for the oversight. Unfortunately, it is now your responsibility to pay your taxes. Have a nice day."

 

Um, what the !

 

So, I'm supposed to come up with several thousand dollars out of pocket in the next two weeks because of "an oversight" by my mortgage company?

 

Tomorrow will be another long day on the phone.

 

And my 3 yr old was completely stressed out because he couldn't find his toy garbage truck. I envy him.

Huh, well. I just got up, and was expecting a call from the mortgage company. Instead, I have a new email.

 

"Good morning. We will be paying your property taxes and the late fee on your behalf. The request was put in last last night to complete the check. Have a good day."

 

 

I wonder why the change of tone from yesterday's final email. I'm thinking the fact the I mentioned the words "unacceptable" and "taking action against the company" maybe got the woman to alert someone that I was really really ticked off.

 

Cross your fingers that everything is followed through quickly and smoothly, and my taxes are paid asap.

Make sure you find out where the money is coming from. Are they adding to the principle on your account or funding the taxes some other way. Most likely you will ultimately be responsible for those funds.

 

Then when it is all said and done you'll have to keep an eye on the escrow account for a while to make sure it is funded properly. Good luck.

Dh has asked. The response was, "The company is eating the cost since it was our mistake."

 

I'm skeptical.

 

This is the 5th time this company has messed up with our escrow. It's insane.

 

1) They were not putting enough into escrow until dh noticed. We ended up having to put a chunk in to catch it up.

 

2) They paid our home insurance to the wrong place.

 

3) The following year they again paid the wrong home insurace and we almost lost our insurance.

 

4) The following year they *again* send payment to the wrong address, and we actually did lose our insurance. Living in FL this is a HUGE problem because the majority of insurances are refusing to insure homes in FL. Talk about panic! I called my home insurance through USAA (they are wonderful!) and the woman there pulled some major strings and got our insurance reinstated. To do this though, dh and I had to mail a certified check to the insurance company overnight for several thousand. It just so happened that we had just received our tax return and had the cash.

 

5) Dh called our insurance this year to make sure that they received the payment. They did. So it only took THREE years for the mortgage company to get it right.

 

We checked our escrow balance and saw that the money had been taken out. We knew insurance had been paid, and we *assumed* that the taxes had been paid.....because you know why would you not think that when you see that your escrow money is gone. They never messed up paying our taxes before. They just always had a problem with our insurance.

 

So, yes. We have been watching our escrow and home insurance like a hawk for the past five years. The incompetence is amazing.

 

 

Dh and I are seriously considering refinancing with another mortgage company because we are so fed up. We just need to ask ourselves if it is worth the expense.

I will cross my toes for you. Goodness. What about your closing documents from the refinance? Shouldn't it state on there how/when the property taxes are to be paid. I would also recommend you call your county office and make sure they receive the payment, also if you have city taxes that are paid.

Ugh! This is why we don't have an escrow account with our mortgage anymore. We had them forget to pay our taxes and insurance, then up our escrow payment for no good reason. Now, we pay it ourselves and send the mortgage holder proof of paid taxes and insurance. Much less of a headache. BUT, that means that we have to be disciplined about saving up for those big ticket expenses.

This is something dh and I talked about. We're either going to do this or find another mortgage company. Maybe both.

We have always paid our own insurance and taxes. I'd rather set that money aside each month and have it earning interest for ME and be the one responsible for paying on time, than have it sitting in escrow. The first year the mortgage holder wanted proof that we'd paid, but for the past 10 years, they haven't bothered us. We've refinanced once and our mortgage has been sold once, and none of the companies has had a problem with us paying on our own. If you and your husband are disciplined, I'd suggest canceling your escrow and taking care of it on your own.

I think it was a joke on your thread title. Since the article linked talked about a kid who bought a house.

I'd rather set that money aside each month and have it earning interest for ME and be the one responsible for paying on time, than have it sitting in escrow. Yeah, we will. We didn't know before that it was even an option. We do now.

Whew. I hope they come through for you and do what they were supposed to do all along! How frustrating!

We are also in FL and have endless troubles with our mortgage holder regarding handling of our escrow.

Well, they missed the deadline they said it would be paid by so..... yeah, not resolved.
