I found the PERFECT house for our family on Tuesday.........

and someone put a contract on it last night. :(

 

We are not going to build as we originally thought.....we are looking in the town where dd12 and the twins are likely going to attend private high school (probably the first sensible real estate decision we've ever made).

 

I saw the PERFECT house on tuesday with our agent -- PERFECT!!!!!! I cannot remember a single house that I could see us in FOREVER until this one.

 

It went under contract last night (did I say that already?) :001_huh:

 

The town where we are looking is extremely desirable -- things go under contract in like 9 days -- and here.we.sit.still.without.an.offer.

 

I know this is whiney -- please smack me for that.icon_slap.gif

It is hard. My parents have had their house up for sale for quite some time now without an offer. The waiting is hard.

 

I'm looking for our perfect house but haven't found one yet.

 

:iagree: Typically, I don't even look for perfect.....I look for location, size and price and hope we can get close to our needs for all three. I am resolving not to look till we have a ratified contract on this house.

That is probably a good idea. My mom makes me nuts because she has me go look at houses (they want to move up here) for her, yet she couldn't do anything if she found The One. You'll just make yourself crazy and annoy those around you.

:iagree: We have a couple coming herr today at 1pm to see our house -- they phoned our agent and asked her to show our house to them. She asked them if they have their own agent and they replied: 'Yes, but our house hasn't sold yet so we don't want to bother her.'

What?

 

People are strange.

 

On the other hand, maybe they are rich and can afford two mortgages and make a wonderful offer.

 

OR maybe they are looking for out of state friends. Narrowing down the choices for the friends.

If it is any comfort, I found the "perfect" house a few days after we signed a contract on the one we are living in now. Same neighborhood, two streets over, and everything ours was not. We very, very seriously considered breaking our contract on the Ugly Duckling and buying Bright Shiny Penny, but BSP went under contract the day it went on the market, literally a couple of hours after I saw it in an open house. We told the listing agent, "Call us if that falls through." And the contract did fall through.

 

We ultimately decided not to break the contract on this house, and in the slightly-longer run, that turned out to be the best thing for us. BSP, though cosmetically beautiful (I walked into it and said, "Gay men live here," even this is hardly a neighborhood with a thriving homosexual population. That turned out to be true and gives you an idea of how beautifully decorated it was), turned out to have major electrical issues. Ugly Duckling was ugly but in better shape and bigger. And after 10 years and a surprise third child, it is finally pretty, and we very much appreciate the additional room.

 

So, all that is to say that (1) the contract on your BSP might fall through; and (2) even if it doesn't, it may be for the best. We only know about the problems with BSP because we are now friends with the family who bought it.

 

I hope it works out for you, though, wherever you end up.

I agree about not looking at houses until you have a contract on your own. With houses in your future town selling so fast, you'll have a whole new crop of choices when you are ready to buy. Hopefully there will be another PERFECT house. :001_smile:

Mariann I *totally* understand!

 

Twice (TWICE) I have called within 24 hours of rental listing for a *perfect* rental, just to be told it was already rented.

 

Within 24 hours (and actually the second one was within hours). How the hell can I compete with that!?

My daughter and her dh are having the same difficulty.:grouphug:

 

As for my continuing sage, I saw three houses on Tuesday -- as of five minutes ago, TWO of them are now under contract. (the $$$/quirky one remains)

 

DH and I saw two houses on Sunday, one has now gone under contract.

 

I guess the market is active. I guess my house is not part of that active market.:glare:

Yeah, I decided to quit torturing myself by looking at houses. I don't even go online anymore.

 

What happened with the house you were going to build? I thought that was a done deal.

 

As for the people who want to see your house today, are they just bored and want something to do on a Thursday afternoon?? I think I'd tell them to call when they can actually make an offer. Why didn't your realtor tell them that?
