  1. Yup. We go in spurts and haven't done it in a while, but we text "naughty" things fairly often. Sometimes it is somewhat tame and sometimes very explicit. It keeps things fun for us. I would NEVER send a picture and don't even have the ability too. Honestly, I don't even care that much if they accidentally get read by someone else. I mean, I wouldn't want them to be read by anyone else. I would be embarrassed. But, I'm married. If someone reads it, oh well. I love my husband and enjoy him...in many ways ;)...which is totally healthy in a marriage. I definitely wouldn't want my kids to see any at this point, but they don't have access to my phone. If they are older and read them, well...Mom and Dad love each other and they should enjoy each other. To me, the fun of the texts is well worth the risk of momentary embarrassment...I would get over it and so would the unintended reader. Sometimes we leave hand written notes too, but not as often anymore because my oldest is 8 and reads well now. Texts are hidden from him because no one has access to our phones. I suspect that some of this has to do with your love language. My love language is words of affirmation. I love getting notes and love letters. I really enjoy the naughty texts. It definitely helps "get me going." ;) ETA - I'm 35 and my husband is 41. We didn't have texting in our 20's.
  2. I didn't read very many of the responses...I may go back later. We used to go somewhere for Christmas most years. A few years ago...I think 3 years ago, the holiday plans were back and forth and back and forth and we were being pulled this way and that with regard to plans. I was SO frustrated and stressed out. That year, we decided we would always stay home on Christmas Eve and Day. I told both sides of the family we would not staying home every year after that year. And, we have. It's only been 2 years in a row now, but we have no intention of changing it. Our families live 30 minutes and 1hr 15 minutes away from us. They are all welcome here on Christmas. This year we invited my in-laws for breakfast and my family came for Christmas dinner. I hosted twice on Christmas Day. So, that is how we did it. We just told them outright that we would not be going anywhere on Christmas Eve or Day anymore. I'm happy with the decision even though holidays are still stressful for me.
  3. My grandmother used to do that. She had two Christmas trees. One in the downstairs living room and one in an upper level family room. She did it because she claimed she didn't have time to decorate it each year AND add more to her Christmas towns set up underneath it. She did add more each year. The Christmas tree area got bigger and bigger and bigger with all the little town pieces she would add. At first, it was just a little funny to us, but after a while, it was too much because of how much space it took up. We were used to it though and it became the norm at her house. We don't leave anything up though. I feel like it wouldn't be a special if we did that. Plus, we get a real tree. :)
  4. Thank you that is very helpful! I actually have a dough rising setting on my oven. I've never used it before, but I was thinking I would try it. I have this crazy high tech oven that I rarely use any functions on. (My husband got an amazing deal on it because it was a serious clearance.) It would be cool to use one of these features! :D

I have another question if anyone will indulge me....(I'm not a bread/dough maker, but these look easy enough and I have no trouble following a recipe. ;)) About how long does it take for the first rise? I'm trying to decide if I really do have time to make these tonight? Any ideas on the amount of time it takes to get into the fridge? Thanks!!
  6. I try to leave my tree up till New Years Day at least. But, I'd rather take it down on the 26th. I've had it up since just after Thanksgiving, and I'm tired of it. :blush: That said, when I was growing up, my mom was off the week between Christmas and New Years and I was too. I was vacation and fun and time to play with the new stuff. For us, my husband barely gets off on Christmas. In fact, until about 3 days ago, he was working on Christmas. He works on Saturday too. So, for us, it's pretty much back to normal starting on the 26th. We've managed to have a lot of time off school in both November and December. So, I'm not totally convinced they will have the 26th and 27th off school, but I know we will start back to school on Monday, the 30th and we won't take off for New Years Eve or Day because my husband is working anyway and we need to get back to school and normalcy. I think it's sad that it isn't vacation for us between Christmas and New Year's, but this is just the way it works out for us. If hubby isn't off, it is pretty much life as usual for us still. When my kids are older, I hope to be able to do more without him.
  7. Thanks! I'm making a breakfast casserole already...of course, we really don't need the rolls, but my husband LOVES cinnamon rolls and I've never made them from scratch. So, it would be a nice surprise for him. :)

  11. How frustrating! I probably would have tried to be nice too by cancelling instead of opening the unpaid item case since those don't look good on a person's account. No good deed goes unpunished, right. :glare: Good for you for blocking her and the highest bidder. :thumbup:
  12. The case will remain open until you actually close it or it will automatically close on day 61. If you don't close it yourself, you will not be receive a credit for your fees.   13. I don't know if you can open a second case at this point, but what you needed to open was an "unpaid item" case. You can open those 2 days after the sale of an item if you have not received payment. After 4 days if they still haven't paid, you can close that and relist the item with no fees from ebay. I looked on ebay. The buyer has 7 days to respond to a cancellation case. After 7 days, you can go to the resolution center from your "my ebay" page and close the case. Your account should be credited the fees within 7-10 business days. Here is the page where I found those details. http://ocsnext.ebay.com/ocs/sr If it has been 7 days, I wouldn't hesitate to close the case. Next time this happens, open an "unpaid item" case instead.   14. I bet you'll get it tomorrow. 2 states just isn't that far...well...it could be depending on the states. ;) But, they can put it on a plane. I bet it will come. Let us know the outcome! (They told me something wouldn't be here till after Christmas. It came today. I still have stuff that is scheduled to be here tomorrow. I'm not worried.)
  15. We've been members of many, many gyms since my husband and I got married 14.5 years ago. He has been a member of many more than I have. He is a body builder. ;) 36 months is long. If we know we are staying put (we don't usually stay put, hence the "many, many gyms"), we wouldn't shy away from a 36 month contract. But, my husband has been working out faithfully for well over 20 years now. He goes 5 days a week, even on vacation and tries to go on holidays. He will use it. On the flip side, my husband is that committed and I rarely go. (We have talked about dropping mine.) If this is your first membership, I would not do 3 years. 1 year is the max I would do until I knew we were going to use it faithfully. Definitely go to a gym with childcare and pay to have it included. Try to negotiate the 3 year price for 1 year. My husband has negotiated a lot over the years. However, he will tell you, some will negotiate and some won't. You will probably have to get a manager involved. Some really will let you walk out the door. Be prepared to do that. Walk out, give them a few days to call you (if you gave them your number) or then call again to find out if they talked to their manager or are willing to work with you. In our experience, gyms are not as willing to negotiate as they were several years ago. But, that could just be our area. It's definitely worth a try either way. Good luck!!

  17. Very good point! The credit card I am waiting to close until January is a credit card. It is not linked to my bank account at all. If it was, I would have cancelled it immediately before even posting here.

  20. Oh, we made lots of mistakes when we first started doing this. I'm sure we still do. LOL! We are pushovers too, especially my husband. We have learned through experience. It takes time and enough difficult tenants to learn to toughen up. For us, the cost of a management company pushes us to make it work ourselves. But, self-managing isn't for everyone. We had to learn how to go through the eviction process the hard way. We did have to take someone to court to get them out. Not wanting to evict and not wanting to go through the process influenced our judgement too and we waited too long and lost more money than we needed to. Now that we are really moving in the direction of acquiring more and more properties, I'm not allowing myself to let not wanting to go through the process affect us not being strict enough. Of course, I still have to push my husband to toughen up. We were totally prepared to evict one of our tenants this month. The woman has lung cancer. I felt awful, but they just couldn't pay the rent with her being the primary bread winner and not working. Turns out, they knew that and left without us evicting...though, I suspect if they had not broken up, we would have had to evict and I would have even though I would have felt really badly about it. I really get being a pushover, especially when you first start out doing this. It just takes a situation like this to toughen you up...the first time someone tells you their spouse dies and then said spouse answers the phone and is seen in the neighborhood a few days later, you realize that unfortunately, renters lie. It's sad that a few ruin it for the many. At this point, it doesn't even matter if they are lying or not. If they can't pay, they can't stay. That's life even when it's hard. Once you find a good management company, you won't have to worry about it because they will enforce the lease for you. Good management companies enforce leases without emotion and don't care about the excuses. They should also handle the eviction if it comes to that. But, I agree with you that if you can salvage this tenancy you should. Good luck!
  21. Sorry, I didn't quote because I was being lazy and they were right above where I was responding...then you slipped in between. LOL! Sorry about that. Someone above you asked if they needed to cancel or if it would happen automatically. I think they probably need to call and at least find out. :) Discover has called us to make sure a few times too when it's been big purchases. They have even required it at the register to make sure it was us. I think it's great when they do it and appreciate that they pay close attention.
  22. I would suspect you should call and request a new card. I called my company. We use Discover and only Discover. They have amazing fraud protection. I've actually had fraud on my account with them 2 x's and they were awesome. Once they even found it before we did. They called me and said, "did you just buy gas in X state and then again in this state 20 minutes later across the country?" Umm...nope! The other time was my fault for dropping my card at a gas station. Someone picked it up and started using it. I was not held liable for any of it and taken at my word about it. (I tried to get a police report for the one, but cops wouldn't call me back. :huh: ) Discover has a $0 responsibility policy. So, even if my card is used, they will credit me and take me at my word about it, no proof needed. It's really easy and it is one of the biggest reasons I stay with them. So, that said, I'm going to stick with my account through the holidays and request a new one in January. It is the only card I use and I need it right now...if possible. My world would not end if I didn't have it. ;) In January, I can have a few days to a week without it more easily. I'll do it then so I don't have to worry about it till the end of time. :D
  23. That totally stinks! It so interesting how different states and towns can be. I'm thinking it must be state by state because we have owned rentals in 3 or 4 different counties all in the same state and none of them can put a lien on the house for a tenants failure to pay the utilities bill. Sorry yours does. :( ETA - That must be why so many landlords include some or all utilities in the rent. I always wondered why they did that. It is rarely included around here. It would be a good reason to include it.
  24. I agree with everyone else. The tenant is getting away with this because of the property manager. We have a couple of rentals. We manage them ourselves. We've been doing this over 10 years now. We have learned you have to be strict about the rent money. You have to enforce late fees. You have to send eviction notices. If you don't take it seriously, they won't either. At this point, you need to tighten up and let them know that, but plan for them not to take it seriously and for you to end up sending an eviction notice and even evicting. As for the water, that would have made me evict them right then if they didn't pay everything they owed on that including the $300 deposit they used...that was your money, not theirs. However, that said, I've never waited for or relied on my tenants to turn the utilities over into their name. When we sign the lease, I hand them a piece of paper with all the names and numbers of the utility companies, including a list of cable/phone that they can use if they want to (those are optional and they can find other services or not get them at all if they want...water, electric and gas is not). I tell them and it's stated on that paper that the utilities are their responsibility (it is also in their lease) and that I will be calling to have my account disconnected as of the move-in date. They need to call and have it put in theirs. I have them sign a copy of that so I have a record of telling them and give them one to keep and use. Then, just like I said I would, I call all the utilities and have them disconnect my account. If the tenant doesn't call, they will have the electricity, water and gas turned off. They cannot just keep it in my name without my knowledge. You, as the owner, need to be more proactive and not let these things slide. If your property manager isn't taking care of it, you need to. This is costing you money. This may sound heartless, but I've also learned that their situation/story hardly matters. This is a business. It isn't charity. They need a couple extra days? Fine, but charge them the late fee. They can't pay? Fine, evict. They may or may not be struggling. They may or may not even be telling you the truth with whatever the story is...we've heard it all and I do mean that. We've even had 2 people tell us someone died. One told us the husband died and she couldn't pay. The other's grown daughter (who never lived there at all) called and told us the husband died and the rest of the family moved. Neither died. One (the latter) was actually arrested. They used my next door neighbor's house to stake-out our tenant!! Crazy. Anyway, it's really great if you have the money to take care of another family. Personally, my husband works hard to take care of our family. He does not work to take care of another family's housing needs also. People have to pay their rent and all money they owe us. That is not my husband's responsibility. It took me a while to really mean that. I had to realize that when my husband goes to work everyday, he is doing it for our family, not so another family can live in a house we own, as a business, rent free. We are not a charity organization. No matter the reason, if the tenant can't pay the rent, they have to leave. Your tenants are paying rent, but it's probably only going to get worse. Just remember, this is a business and you have been more than generous already. Believe me, we are easy landlords. We do not bother our tenants and aren't nit-picky at all. But, we are strict about the rent because we have learned over the years that if you give an inch, they will take a mile...then 2 miles...then 3..... Good luck! I have asked all of our utilities this question. In fact, I just double checked this with our town (who handles both water and electric) on Monday because we have tenants moving out and I needed to put everything back into my name. It is not on us if they don't pay and they will not put a lien on our house. Have you asked your utility companies about that? In my town, if they move within the county, they actually can't get water or electric anywhere else unless they are fully paid up on the account for our rental. They will not let them get a new account without the old one being paid in full. Either way though, it does not affect us...it affects them and their credit only. Unless you like doing it that way and handling it, I would call and make sure they can actually put a lien on your property. Ours can't do it.
  25. I just want to whine so more... I don't wanna cancel my card. I know my number by heart and I need it right now during this time of year. It is the only card I use. I have things go on there automatically....like my gym membership. Stupid criminals!! :willy_nilly: ETA - I don't even go to Target very often and I managed to go there 2x's in that time! Urrr....
